Recommendations for property management software for 10+ units?

I've been managing my 12 units using a mix of Excel sheets and manual bank transfers, but it's becoming a nightmare to track expenses and late payments. I'm looking for a solid property management platform that handles tenant screening, automated rent collection, and maintenance requests without breaking the bank. I don't need enterprise-level features, just something reliable that makes tax season easier. Does anyone have experience with Buildium or AppFolio at this scale, or should I be looking at something simpler like DoorLoop?

Honestly, for 12 units, AppFolio might be overkill. Their pricing model usually has a high minimum monthly fee that hurts when you're under 50 units.

I second that. I switched from Excel to Buildium last year and it was a game changer for my 15 units. The tax reporting is worth the monthly subscription alone.

Most tenants actually prefer the portal because they don't have to hunt for your bank details every month. It's pretty intuitive.

Check out TenantCloud. It's way cheaper than the big guys and perfect for someone with your portfolio size.

I've used TenantCloud for a few years now. It's decent, but their customer support can be a bit slow when you have a technical glitch.

I tried DoorLoop and found it super easy to set up. It's much more modern-looking than the older platforms.

It's great. Tenants submit a request, it generates a ticket, and you can assign it to a vendor directly through the app. Keeps everything documented.

If you just want to get away from Excel, even a simple tool like Baselane is worth a look. It's built for landlords and focuses heavily on the banking side.

Yes, it's free. It handles rent collection and has some basic screening, but maybe not as comprehensive as AppFolio.

Don't underestimate the power of just getting organized. Whatever platform you pick, make sure it syncs with your bank account so you aren't doing manual entries.

Exactly. Once I automated the rent collection, my late payments dropped by like 80% because I could set up automated late fee reminders.

I'm at 14 units and sticking with spreadsheets for now. I'm too cheap to pay for software, but the tax season stress is definitely real.

Trust me, pay the $50-$100 a month. The time you save in January alone pays for the software for the whole year.
