Condo vs. Townhouse: Which holds value better long-term?

I'm currently looking to buy my first property and I'm torn between a condo in a high-rise and a townhouse in a suburban complex. My main concern is the resale value five to ten years down the road. I've heard that townhouses appreciate faster because you own the land, but condos seem to have lower entry costs and better amenities. Has anyone here had experience selling either of these in a cooling market? I'd love to hear your thoughts on which type of property is generally a safer bet for a first-time investor.

Generally speaking, townhouses usually win on appreciation because of the land ownership aspect. With a condo, you're mostly paying for the unit and shared common areas.

I bought a condo five years ago and honestly, the HOA fees have eaten up any potential gains. Definitely look at the reserve fund and HOA trends before signing anything.

It really depends on the location. A condo in a prime downtown spot will almost always outperform a townhouse in a far-flung suburb.

Totally agree with the previous comment. Location is king. Don't sacrifice a great location just to own a bit of land.

Townhouses are generally easier to sell to families, which is a huge demographic. Condos are often limited to young professionals or investors.

That's a fair point. But have you considered the maintenance? Townhouse owners are responsible for their own roofs and exterior repairs, which can get expensive.

I've owned both. I prefer the townhouse lifestyle, but the condo was much lower maintenance. If you're busy, a condo is a no-brainer.

If you're worried about a cooling market, look for a townhouse. They tend to be more stable because they appeal to a wider range of buyers.

I think the 'land ownership' argument is a bit overrated. In many high-density areas, the condo building itself is the valuable asset.

Whatever you choose, just make sure you aren't over-leveraged. A cooling market is brutal if you have to sell in a hurry.

I’m in the same boat. I decided to go with a townhouse because I wanted a small yard for my dog, even if it meant a longer commute.

Condos are great for first-time buyers who aren't ready for the 'DIY' aspect of homeownership. There is zero exterior work.

Check the HOA bylaws very carefully. I know people who couldn't rent out their units because of strict caps, which hurt their resale value.

Townhouses feel more like a 'real' house. That psychological factor helps with resale value quite a bit.

I sold my townhouse last year during the slowdown. It took longer to move, but I still made a solid profit because of the square footage.

Don't forget to factor in property taxes. Sometimes the condo fees make the total monthly cost way higher than a townhouse mortgage.

It all comes down to the local supply. If there are a million new condo towers going up nearby, your unit value is going to struggle.

Exactly, watch the new construction pipeline. If you buy a condo, make sure there isn't a massive tower being built right next door.
