Thinking about accepting Section 8 for my rental property

I'm currently looking for a new tenant for my two-bedroom apartment and have had a few applicants reach out who are using Section 8 vouchers. I've heard mixed things from other landlords about the inspection process and the consistency of the rent payments. Has anyone here had a positive or negative experience managing these types of tenancies? I want to make sure I'm prepared for the extra paperwork and potential property requirements before I commit to anything.

Honestly, it really depends on your local housing authority. Some are great to deal with, while others are a complete nightmare when it comes to scheduling inspections.

I’ve had a Section 8 tenant for three years now. The rent is always direct-deposited on time, which is the biggest perk. Just make sure you screen them as thoroughly as you would any other tenant.

Don't ignore the inspection part. If your property isn't up to code, they will fail you for tiny things, and you'll be stuck making repairs before you get a dime.

I personally avoid it. The bureaucracy is just too much for me to handle on top of my day job.

To the person saying they avoid it: I get that, but the guaranteed portion of the rent is a huge safety net during economic downturns. I've never regretted it.

Make sure you check your local laws. Some states have passed laws making it illegal to discriminate against voucher holders, so you might not have much of a choice depending on where you live.

The paperwork is definitely a headache at the start, but once the lease is signed and the inspection passes, it’s pretty much smooth sailing.

My advice? Talk to other landlords in your specific city. The experience varies wildly from county to county.

I’ve had both great and terrible experiences. It really comes down to the individual tenant, not the voucher itself.

Just be prepared for the annual recertification process. It adds a bit of extra work every year, but for me, it's worth it for the peace of mind.
