Home sitting on the market for 90+ days - what's our next move?

We listed our house about three months ago and have only had three showings total. We've already dropped the price by 5% and refreshed the listing photos, but it still feels like we're invisible to buyers. Our agent keeps saying the market is just slow, but I'm starting to worry that something is fundamentally wrong with the property or our strategy. Has anyone else dealt with a long stale listing, and what did you change to finally get it sold?

Three showings in 90 days is a huge red flag. Your agent is likely just trying to keep you calm, but the market isn't that slow everywhere. You need to ask them for honest feedback from those three showings.

I agree with the first reply. If you aren't getting traffic, it is almost always the price or the presentation. Have you looked at the 'days on market' for similar homes in your neighborhood?

When my house sat for two months, I fired my agent and hired someone who specializes in staging. Turns out my furniture was making the rooms look tiny. We sold in three weeks after that.

That's a great point. Sometimes it's hard to see your own home objectively. A fresh set of eyes can do wonders.

Is your house on the MLS correctly? Check the listing details for any typos or missing information that might be filtering you out of buyer searches.

Have you considered taking it off the market for a month and relisting? Sometimes the 'days on market' counter kills interest because buyers assume something is wrong with the house.

I second the suggestion to pull it off the market. It resets the clock and makes it look like a 'new' listing to the algorithm.

What does your curb appeal look like? If the photos are great but the exterior is unkempt, people might be driving by and deciding not to book a showing.

Exactly. Curb appeal is the first impression. If the grass is long or the front door looks tired, people keep driving.

Maybe offer an agent bonus? Sometimes a little extra commission for the buyer's agent can get them to push your house over others.

90 days is a long time. You might need a bigger price drop. 5% usually isn't enough to move the needle in a stagnant market.

Agreed. If you're still not getting showings, you are likely still overpriced by 10-15%. Check the 'sold' prices, not the 'active' prices.

Have you asked your agent for a list of comparable sales from the last 30 days? Maybe the market shifted since you listed.

It sounds like your agent is lazy. They should be proactively calling local buyers' agents to see why they haven't brought their clients to your home.

That's exactly what my realtor did. She called every agent who had a similar listing and asked for feedback. We got a solid offer within a week.

Check your listing description. Is it boring? Make it sound like a lifestyle, not just a list of features.
