I've been working with my current agent for about three months now, but I feel like I'm doing all the heavy lifting. I'm the one sending them Zillow links and requesting showings, and half the time they don't even respond until the next day. I'm worried that if I switch agents now, I'll lose out on properties or have to deal with some awkward contract issues. Has anyone else dealt with this, and is it worth the hassle to find someone new this late in the game?

Three months is a long time to be doing the legwork yourself. If they aren't proactive, drop them.

I agree with the first comment. You are the client, not their assistant. Find someone who actually wants the commission.

Check your buyer agency agreement first. You might be locked in for a specific timeframe, which makes switching a headache.

I switched agents after two months because mine kept missing deadlines. Best decision I ever made, the next one was much more professional.

Communication is key in real estate. If they can't reply to a text within a few hours, they're going to be a nightmare during the actual closing process.

Have you tried having a direct conversation with them about your expectations? Maybe they don't realize how much you're struggling with the current pace.

I tried the 'direct conversation' route and it only worked for about a week before they went back to being lazy. Just cut ties.

If you're finding all the houses on Zillow, you might just need a transaction coordinator instead of a full-service agent, but finding one of those is hard.

Don't be afraid of the awkwardness. It's a business transaction, not a friendship. Move on and get a better agent.
