Has anyone successfully appealed their property tax assessment?

I just received my new property tax assessment in the mail, and the valuation seems significantly higher than what I could actually sell the house for in this market. I've looked up a few comparable sales in my neighborhood, and they definitely don't support the jump in value the county is claiming. Has anyone here gone through the formal appeal process before? I'm wondering if it's worth the time and effort to fight it, or if the county board usually just denies these requests anyway. Any tips on what kind of evidence is most effective would be greatly appreciated.

I did this two years ago and managed to get my assessment lowered by about 15%. It is definitely worth the effort if you have solid data.

Definitely pull those comparable sales reports. The county assessors usually rely on automated models that don't account for specific property conditions.

I hired an appraiser last time. It cost me $400, but it saved me over $1,200 in taxes for the year, so it paid for itself pretty quickly.

Be prepared for a long wait. The board is usually swamped with appeals during assessment season.

Make sure you include photos if your house has any deferred maintenance or damage. That really helps sway the board.

I tried once and they denied me immediately because my comps were in a different school district. Make sure your comps are hyper-local.

It's all about the 'market value' definition. If you can prove they valued it above what a buyer would pay, you have a strong case.

Most counties have moved the process online now, but check your local tax assessor's website first.

I just sent a polite letter with a spreadsheet of five comparable sales and they adjusted it without me even having to go to a hearing.

Don't get your hopes up too high. In my experience, they only give small adjustments unless the error is massive.

My neighbor told me that if you appeal, there is a small risk they might look closer and find things that actually increase your value. Is that true?

It's rare, but theoretically possible if they realize they missed a square footage addition or a pool. Just make sure your facts are 100% accurate before you file.
